Tips on Selling your house

Not sure if anyone has touched on this yet.

A good estate agent, one who is clear and honest up front and is willing to tell you or the prospective buyer if either of your expectations are not realistic.

There is an agent like this who has been selling houses in our area at a rate above all others due to the above.

With our plans to move to Cape Town we decided to get an estimated value on our place so we know what price bracket to look at in CT.

Incidentally and estate agent phoned me around the time, so I mentioned what we wanted and they said they would phone on the monday and setup an appointment. 3 months later still no phone call.

At the same time I clicked on a link on FB with information about around selling and buying, as usual there is no free lunch and in order to get the info you needed to provide contact details. I did this.

The next day I got a call, I told the agent our intentions and we setup an appointment.

We were blown away, even though she knew we just wanted an estimate for now and this is something that will only happen 6-12 months later, she came prepared. She not only had all the past sale info on our place, but also similar places in the area all presented in a bound presentation with lots of useful info. She clearly did some homework before she got there.

After we took her through the house we chatted and she gave some good advise, even giving us a contact for an agent in CT. She then went back, did more homework and a day later phoned me with a realistic price range to expect.

I thought my Supersix was a selling point, but the took it off the couch for the photos. :(

I'm always a bit concerned about prying eyes looking at For-Sale properties with the exact street address listed. It is like an online catalogue for specialist thieves. Might be good that your SuperSix was not published...

PS. I'm irritated that my mind went there immediately. An indictment on the kind of society we live in hey.

yet as someone looking at houses I like the fact that I can see exactly where it is and investigate what is around it etc.

Bit of a catch 22 i guess.

Agreed. 

Location is EVERYTHING. Even within suburbs there are great variations of "good" vs "bad" locations.

Risks we need to live with hey. 

(Just put away the stuff that is prone to theft when the photographer comes around.)

Well the house is listed.. Video's and 360 pics and you name it.. They did a really nice job. 

 

I kinda got emotional when the for sale sign went up... I grew up in this house.. We bought  the house after my dad died 15 years ago and renovated it, built the flat for my mom and so on..  Like I told hubby once it sells it will be the final goodbye to my daddy. ????

 

I know it's silly as it is just a house but all of a sudden memories with my dad just came flooding.... I may have found a new home for my piano.. (sadly I can't take it with there is no space) Of course more memories as daddy used to sit and listen when I practiced and I'd always get constructive criticism.. Oh you missed a note there or your timing was off just a little and then the.. "my daughter that was perfect." of course when I played his favourite arias the whole house would be alive with daddy signing along. ????

 

This is going to be harder than I thought hey????

Makes total sense what you are saying. Treasure your wonderful memories and talk about him and his love.  Wishing you strength.

My Mom feels the same about her place; she’s been there since 1972. It will be her farewell once the sale is concluded; hopefully within the next few days, and then the normal wait for transfer to take place.

It's great that she sold so fast... I'll probably be sobbing everytime I see the sign for some time????

 

Yeah it's difficult.. I didn't want to buy the house  but at the time it made sense.. We had moved back to the dorp and needed to buy and my mom couldn't  live alone in the big place so we bought it... There was also the conversation my dad had with my husband (his big son as he'd call him) "will you'll take care of my wife when I'm gone"  they were very close, a case of the father he should've had but never did.  I still thi k hubby married me for my dad????????

Over the years we made it our own and it became less my dad's house and more my house.. But the memories remain. 

I'm just going to be crying over here all day... Don't mind me????

 

After my dad died I refused to play Nessun Dorma on the piano again.. It was just too hard for me.. Whenever it played somewhere the family would rush to turn it down or skip it as to avoid me breaking down in tears.. 

 

But it is time. 

 

Sorry for the bit of emotional share.. Friday and all.

The hub sure is a changin. Friday's used to be about fighting, now that the fighting 'clubs' are being 'cancelled' It's about tears & nostalgia.

Thanks for sharing Gen, I too, am battling to let go of attachment to the home shared with my deceased wife, so completely identify. Now where is that tissue box.....

I get you, but without the street address you can waste a lot of time looking at photos of a property which is not really in the area you want to buy.

For instance as in Pure Savage post above, that appears to be more Kenilworth than Claremont (right next door to Kenilworth center). Even within Claremont, there are some areas that are much nicer ( and hence priced higher) than other areas.

I'm also very much a "house stalker" type house hunter.

Not knowing the areas we are looking in I'm trying to get to know the area remotely. So I'll find a house we like, google satellite view and street view it and the surrounding areas. Often virtually driving around the neighborhood in street view to get a feel for the place.

That's a good listing. Now I know why he's not actually Kittel on his passport. 

FWIW when we posted I shared our listing on our running whatsapp group and the eventual buyer came from there (once we dropped the price!)
