No, the Conveyancer cannot unnecessarily delay transfer, and if the seller is causing the transfer delay by not fulfilling their side of the process, you are able to put them in Mora and seek damages. If I were you, I would request the conveyances to put in writing why transfer is being delayed, and take the appropriate action from there.

  3. In terms of the constant need for hydration, I think the break are in a much better position. They are able to grab bottles without too much effort, whereas, the peloton, guys are constantly going back for drinks and with no radios, they are certainly working harder to get back in the wheels.

  8. Of course that is an option, but that's the same as talking about political parties, and telling the person to just go start their own. We are on this forum, where these decisions are being made, all I asked for is a reason as to why members, such as you if I'm not mistaken, have not had their offers of moderation accepted, which would then allow these labour intensive threads to carry on as they have for the past decade plus.
  9. All good and well, but when the majority of your users and folks your paid for ads cater to aren't of that generation, surely this doesn't make sense? And yet, each time an announcement is made it talks about limited resources, yet there are "respected" members who have put there hand up offering to be the additional resources needed, yet these offers are completely ignored, and the next limited resources announcement is given. Someone said previously, either cancel all of the threads outside of cycling or take up the offer of additional eyes and ears to keep active discussion threads alive. It may only be a 3% of users who use NCR threads, but I would be interested to see what input these users make in the CR threads, I have a feeling its a hell of a lot more than 3%. Why would you actively invite users to go to other forums, when there are very simple ways to include a part of this forum that so many enjoy. So many say don't complain its free, but there is the saying of "if you aren't paying for a product, you are the product", so actively inviting your product to go somewhere else, is intentionally throwing money away, in the hopes of making it up through the paid for services that have amazingly been created since this whole NCR issue suddenly became an issue.
  10. Quick question for those who have been here longer than me. Why now? The off topic sections such as Current Affairs etc. were created by the Hub, not members , and I cant imagine things have only got "out of hand" recently. Why is it that these topics are now no longer allowed?

What is possible to do is to add a clause to any offer, that transfer be withheld until a specific date, or, you will retain occupation post transfer until a specific date paying an occupational rental. It is a tricky one, because the buyers will be aware of this up front possibly hindering potential offers, and that might lead to the house being on the market longer than needs be, and for some reason buyers are adamant that the longer the house is on the market, the cheaper they can offer. If it were me I would wait until spring to put the house on the market, if you only need to move in the new year, buyers tend to come out of Winter hibernation, the garden will be on the Up and generally the market starts to become more active again, the thought being people who want to move for the new year etc. Using the flatlet as what you currently do is not a problem. Everyone who looks can picture what it would look like with beds and couches etc. but showing it off as an office and toy room etc. wont turn anyone off, but will give buyers who don't need extra beds a vision of what they can use the space for as well. Just keep it neat, maybe add some décor, hanging plants, lamps carpet etc. making it seem as an extension of the home, rather than a different building. Good luck for the next part of your life????

Let’s be honest, I don’t think we have got even half the truth from the OP in terms of what the shop did immediately after the theft, in terms of an email, and if so the OP can upload a pic of the email. Secondly, the way the OP has carried on indicates this person acts as the same in person. So do you think the shop wouldn’t have tried to assist at first, only to receive the same language, accusations that we have seen from him on these threads, and thought, stuff him, he can go claim from his own insurance.

You won’t believe it, this happened to another guy last month as well, he also created a thread, but unfortunately he did not get the sympathy or answers he wanted so he lambasted everyone else as idiots and morons. Maybe go read that thread, it has some really good advice, but it does get quite long, so the short of it was for the gentleman, who doesn’t like how the world works and how customer service must apply very differently for him, should just claim from his own insurance.
  17. First off, the first review should not have be given by you as no deal was done as per BikeHub Rules: "5.8 User reviews. User reviews should only be submitted where an agreement to transact exists or a transaction was concluded. We reserve the right to remove feedback which relates to negotiations or communications where there was no agreement and/or a transaction did not take place." Secondly, both reviews given to you speak about your low ball offers, perhaps, you have irritated enough people with silly offers, as one of the people said you had done it a few times to them, that they had just had enough. Thirdly, and it speaks to your sill offers, you made an offer on something that you needed, but had a budget, as you said in the review. Now don't get me wrong, I love a good bargain like anyone else, but just because I have a budget of X amount, doesn't mean I should make that offer on what ever item I needed even though its way over my budget. You made the guy an offer almost 40% lower, so don't get emotional when the guy gets irritated with you.

Pretty sure he was referring to the fact that when you go into CWC, often their online store is cheaper for some products than in person shopping and only when you bring this to their attention do they mark it down in store.
