  2. Hi All Last week we lost our most loved 15 year old golden lab. We are desperate to get another one but cannot find any pups available. Anyone perhaps able to recommend a Registered Labrador breeder that they know of who has pups ? Ta
  3. Watched first episode of Snowpiercer series . Not really my kinda thing , far prefer “ real” content , but looks interesting. Well made cinematography

  5. If the parameters are correctly set , like weight , wheel size etc, and the correct trainer is selected on setup , and ridden on the correct setting , surely the power algorithm should be accurate ?
  6. Will have been some hard negotiating from some existing solid tenants for better leases and positions in these big Centres as space becomes available and landlords are under pressure , so that may be a bigger focus than new spots in new centers for those looking to relocate ?

  8. Agreed . I think lots of businesses and stores will actively look for opportunities in smaller strip malls.
  9. Think maybe we better modify some of the best case scenarios from last week though. Goalposts moved a bit One of the certainties we have is uncertainty it seems
  10. We’re dependent on 2 sets of customers. First, the tenants. They do well and have increased revenue , we get solid rental returns and increments. Secondly, the tenants customers . They’re actually our lifeblood . Without them we may as well convert our building into storage units ( that’s for a whole other discussion) So if their revenue is buoyant , certainly will take a bit of time to get back to pre lockdown status , but it’s absolutely achievable. We can expect rental payments to revert in full after a few months of trade, plus we would have at least had services and other costs paid by the tenants in lockdown . I trust we allowed a base rent free 21 days to those who couldn’t trade, but services were still billed. So our cash flow looks reasonable , provided there isn’t much lag in customer spending. Our tenants also realized during the lockdown that face to face retail isn’t the only option, so hopefully some will change their business patterns a bit to do deliveries , online purchases or meetings. Their customers can be retained easier like that and hopefully improve their spending
  11. I think at least 30 % of lost revenue . Everyone is refreshed and rested and motivated to get back to work . Retail employees are recovered fully after busy trading seasons. All staff back at work , everyone’s head in the game. So expect businesses to trade well and possibly increase their hours of operation to try claw back revenue. Disposable income should be around. Everyone planned for worst, so didn’t waste any cash over past 3 weeks. Plus almost no fuel spend for individuals, so there’s cash to burn .
  12. I see customers being very nervous of venturing out and interacting . Everyone scared that they going to be infected by fellow customers or store staff . The whole world has fueled that . So businesses that are seen as safe and careful by their customers will be better off . Needs to be a huge focus . Service businesses need to up their game , and really love and look after their customers, and not try overservice or sell to make up the lost revenue.

  14. Closely following the loan negotiations with the bank, next priority to me is tenant stability. The tenants are our customers, and without them our business got no income . So we need to communicate with them and quickly put in place strategies to help them stay as tenants . This isn’t a time as landlords to be putting undue squeeze on our customers . As a landlord, are we part of any national property forum or association ? There have been recent announcements from major players that we may need to follow.

  18. Think I might have issues . Was genuinely excited this morning when I woke up and it was sunny. Then couldn’t stop smiling when a nice breeze came up. Managed to wash and dry about 4 loads like a legend . Then CW bleated that I wasn’t folding her stuff nicely and ruined my party
