    I was going to suggest we did this before Wayne disappeared down south, but it looks like we might be keeping him a bit longer...

    I'd suggest somewhere in Takapuna as that is central for me ( :ph34r: ) but probably somewhere in the Viaduct is more central...?

     

    I live and work in the far north, so a bit clueless on options.

    I'd be keen for a MTB ride too, with the kids. Layla is loving the MTB thing!!

    In SA a R3m loan at 7% interest (current rate) over 30yrs would mean:

     

    • R20,000 pm repayments
    • R 7 185 267.00 (~140%) paid over the total term
    Same proportion of interest no matter the cost though, which is where the real value lies. However you can't discount the local cost of equivalent properties.

     

    (we're slowly considering a move to Aus so I've been a lot more interested in their market the past few weeks, and from an SA point of view it's scary, but once you convert back to purchasing power, it's not all that scary. Comparatively we're spending around 12% of combined gross income on rent per month. In Melbourne we're looking at around 12% to 16% of combined gross income. Which wasn't far off to my surprise.) Edit 3: In fairness it's a smaller apartment-type property to the duplex with garden-type property that we've got now, but I was surprised.

    And if you change the 30 to 20 years, it makes a massive difference to the total amount repaid:

    • R23,200 pm repayments
    • R 5 582 152.00 (~86%) paid over the total term

    Last year my sis bought a house in Port Elizabeth for R1.3m, huge house in complex needed a new kitchen but otherwise it's 'modern'. Here that size and look house build out to of wood will go for $2+ mil.

     

    Quality in SA is much better. R1mil in SA gets you more than $1m in Auckland for sure.

  3. Its actually nice on the other side of the bay. Glen Innes used to get a bad wrap, but its really coming along. Lots of money being spent on improving the neighbourhood. Its a good investment as its increasing in value almost daily and really quite central.

    Yip, the end of last year we were looking at a house there, kinda in the same profile than what we are getting now (minus reserve view). That one would have been $800k, now those topically go for $1.16m.

    We have to cough up a bit more now and I'm kicking my bum not for engaging last year when I thought the price was to high... Ummm

     

    We love the area we are staying in, but most of the things we love (waking distance from beach, cycling to work & school for one of us now only, nice windsurfing spots, close to public transport to city) we can have that side too. With a few extras (nice view, new warm house, cycle into city/work, more windsurfing spots). The ONLY negative thing we have is now we have the best schools in our zone, there we will have to go for other options Catholic/ Montessori/hope we make the ballot/become a school board member. I've phone each and every school there that's out of zone and all said there's a possibility to get Layla in even if she's out of zone, so I feel more relaxed now.

    The only area cycling distance from both our works with a new development is Wai O Taiki Bay. We got one facing the reserve in a cul-de-sac with an amazing layout opening to a park and sea view through the trees. So we settled for having to drive through the other 1000 houses :/

     

    My sis is also enjoying staying in the area so for us it's the best option now.

  5. I did some quick comparison between the R10m vs $1m debt scenario

     

    (all the above and below based on a 1:10 exchange rate).

     

    In SA a R10m loan at 7% interest (current rate) over 30yrs would mean:

    • R66,500 pm repayments
    • R23,950,890 (~140%) paid over the total term
    In NZ a R10m loan at 3% interest (0.5% above current rate) over 30yrs would mean:
    • R42,160 pm repayments
    • R15,177,750 (~52%) paid over the total term
    So not only is the monthly cost in NZ approx. 2/3 of what it would be in SA (making it far more affordable, plus in general salaries at a direct conversion are higher in NZ), but over the life of a loan one can see how "money is cheap" in NZ.

     

    That 4% makes ALL the difference!

    Let's hope it stays that way over the next say 10 years!!

  6. Sorry to hear. Was this at an auction?

     

    I remember when house hunting around 2yrs ago, it was highly annoying that agents won't even give hints of the expected price range. They act like they don't know, but there is no ways the vendors don't tell them what their target price (not reserve) is.

     

    The agents try lead you on saying "what is your budget" and even if you tell them a figure a fair bit lower than what the vendor may be expecting, they'll reply with "oh, you're totally in the ball park", just to coax you into registering and building up that auction interest/frenzy.

     

    They also purposely list them on TradeMe in price brackets lower than they expect, just so they show up in more people's searches. Intentionally misleading.

     

    Damn market! Damn agents!

    Na, not auction, off plan.

    We will continue with our interest to purchase. Let's see if we can move in in 9 months time.

     

    (I'm Very scared about the huge amount of debt we will now go in.)

  7. Yip, house prices are going crazy at this moment. I think our will increase too after NZ opens up more to let immigrants in again...I think many people will want to move here now, even more than ever.

     

    Everything we looked at at the start of the year is at least $200k up now.

     

    We need/want to stay cycling distance from our work and schools, so we don't have many options to choose from.

    My question is really geared towards what I should be asking for as a salary for a like for like switch between the 2 countries, trying to equip myself to ensure I don't sell myself short. Although I would take a cut (relative) if it meant I could secure the move sooner rather than later. I am a senior in the IT systems engineering space, and my current expectation was an increase of 20%, but based on above perhaps it should be more.

     

    I understand that there are many factors to consider, however at the end of the day my motivation for the question was to set myself a target for negotiations.

    Senior in IT ++$120k (plus benefits)!

    At least.

  9. Talking about disposable income and drive your boat to work day, I saw one of these rock out of the sea at Takapuna, and head off up the road.

     

    I need one.

    About 2 months ago this company was looking for a new engineer/manager. I told my partner to apply (he is boat crazy), but then he just said "it's got a motor"....(he is sailboat crazy).

     

    Many of those around where I stayb and yes the owners drive them from home to the boat ramp.

  10. That really depends.

    I watched a doccie on a couple building one in Christchurch.

    The project got away from them very quickly. They budgeted $650K and it ballooned to over $1mil. Also took 2 years.

     

    It is definitely capable of being a lot cheaper and modular to adding later is easy.

    My favourite is the all all inclusive container pool. Drop it in a hole or on a slab and it is good to go.

    That is quite a difficult design to get past the council. The report alone will cost you at least $5k to proof to council it can withstand that water pressure and mounting conditions etc.

  11. Sometimes I wonder about us being so decile rating bef*k.

     

    When we first arrived here, we visited a Kiwi mate of mine that I worked with in London a good long time ago. Asked her where she sent her kids (this is Northcote, so not a shabby area) and she told me, can't remember which school, and she made a comment about it not being top decile, but that she didn't consider that a problem, or any risk to their education, and had obviously made a choice not based on decile ratings.

     

    I haven't resolved this in my own head, so make no suggestion, just the observation.

     

    Edit: I have a feeling that the range of quality of education is so varied in SA that we have a real need to get our kids into a 'good' school.

     

    In NZ, in a given area that we'd like to live in, I suspect the education provided by schools is much of a muchness, hence why the Kiwi's are so laid back about it - "don't sweat, send them to a school, any school. They'll learn to read and write."

    I won't care about the decile of my little ones school, not from a teaching focus at all. Low decile schools have great teachers and they tend to go on more courses keeping up with things more regularly. I'll be more concerned about the influences and examples of the children that's in school with my little one. So bad behaviour from a non respectful way can be at decile 1 and 10 schools (the latter just because they are brats). Typically the middle class are seen as hard workers, but also still with respect because their parents keep them to rules etc.

     

    But then again, you'd find bad and good where ever you go.

    There is ample fibre under the house. I'm moving it towards the entry point (so less line needed), and it should take them about 30min max. But yeah, I guess the hefty 200 buck-a-roos is a first world problem.

    Despite the nippy weather, still loads of DH and enduro riders out and about. And it seems I found the bar that most of them hang out at!

    My company is going to do the upgrade for the Queenstown Skyline, so soon I'll be riding there too :)
  14. Anyone keen to ride with us from Auckland to Hamilton or Cambridge with the bikes and then train back one weekend?

     

    The New Zealand Trail people want to do an article about us doing our bicycle trips with our little one and well that's going to be the 'next trip' they want to focus on after the initial article. So we are starting the planning. :) Anyone here actually done it?

  15. Does anyone here have/know someone who has a large-ish CNC mill for wood. 3-axis is fine, like one of those big flat bed mills.

     

    The other day I had an idea. Whether it's a good idea or not, I don't know.

     

    The idea is to take topography from selected regions of NZ and translate those into 3D contours to be milled into the front of cabinet doors creating a cool pattern that has meaning behind it. The doors would be made to the dimensions of a standard Ikea Besta cabinet. I chose the Ikea Besta because it's somewhat universal, it's pretty cheap, but not terribly made, and with Ikea coming to NZ in the future, it may be cool to have a "Pimp my Ikea" option.

     

    Here's a rough idea of what it would look like:

    Contours of the Southern Alps (Wanaka to Franz Joseph) sliced into 16 layers and modelled in AutoCAD.

     

    And for material, I would use plywood, so that the dark layers would add a nice grain to the contours. Something like this:

    I have had a quote from a local CNC workshop, and it came out way more than I expected (around $1200). So yeah, if anyone knows of someone who may be keen to give this a shot, let me know!

    Seen this done with a laser cutter before. One of my previous colleagues did it on a laser cutter we had in our modelshops.
